Details: | Land survey. Hello neighbors. I have a survey for my property and I need someone to read it and just determine where the property line is on one side of the house where I’m planning on building a fence. I’m calling surveyors and the issue is they can’t come before end of July or August (they’re booked) and they are going to charge between $500-$600. However I do have the survey. I Just need someone to draw property line based on it. I called the company that did the survey and no one is answering! Any suggestions? Any help would be greatly appreciated. Thank you : ------------------------- Hi Roula, the reality is that you need a professional to do the job of defining your property line and that will require a fee. If you have an older home, you may be able to walk to each corner of your lot (if it is a square, or rectangle e.g. no weird shapes) and you could find a metal stake. It will look a little bit like a 24" giant nail - it is called a 'corner marker' - and most of it will be buried in the ground. If you find the four (4) markers that make the corners of your property, you can personally take the risk of connecting the the dots so to speak - but it is usually hard and requires special equipment to do it correctly. To avoid making an expensive mistake - which could require that you remove the fence if you put it on your neighbors property by mistake - I would hire and wait for a surveyor. This does happen - my neighbor refused to get a professional survey and built a fence hundreds of feet into my property. She refused to move it so I hired a surveyor (I have a larger area so that cost >$1400 more than 10 years ago), proved the point and she was forced to pull up and discard hundreds of linear feet of 3-board fencing just because she refused to pay for a survey to do it right. So, I would recommend that you consider (1) hiring a surveyor; or (2) get the company that will install your fencing to hire the surveyor and put it in the bid - although many fencing companies will refuse to do that because of the liability associated with making a mistake on placement. Best, ------------------------------ If you have a reputable fence company doing the job, they will take your survey plat and find the corner stakes. ----------------------------- Hi. If you have an iphone you can get lat/long coordinates of any place. The plat map of your property is drawn using lat/long coordinates. Using the coordinates mark the corners of your property. I hope this helps. ------------------------------ FYI: I used a metal detector to locate my property’s markers. They were buried under the ground about an inch or two. ------------------------------- Not all properties will have corners - depends on age. Worse, some older communities will find that the corners do not match EXACTLY with the Satellite Based Lat / Long - this is because the newer technology is ‘better’(?) or at least ‘different’ and this is part of why you need a professional to deal with that difference if it shows up. I didn't have to pay anyone extra. ------------------------------- Best solution would be to get a surveyor. But if you indeed have stakes marking the corners and you (or the fence company) are able to locate them according to the plat, that should be ok.....just make sure you are NOT across the line and onto your neighbors property. If you are able to locate those stakes (may need a metal detector), maybe you can mark them with one of those little temporary cheesy flags followed by a friendly conversation and neighborly stroll with your neighbor.... ------------------------------- Hello, I am not sure how handy you are or how complicated your property line is but if it is a simple rectangular shape here is a do it yourself solution. You have the survey and it marks the distance from your house to the propery line. You can buy a laser tape measure from home depot. For $30 and you can do it yourself. We were told by Fairfax County that there is a difference in markers that were installed over a hundred years ago, and although we are miles from you I do not know where the error lies, by the time the error reached our property, there were two lines with a difference of a few feet between the 1980 and 1990 plats. As a result, our former neighbor planted over 20 trees on the lot we would purchase. We agreed to leave the trees, and then he managed to repeat the error and all but three of 15-20 more trees were planted on our land. All gone now but the next owners were not happy about the removal of what they regarded as “their” trees, nor did they share in the cost of removal of the hazard trees or replanting. Might be cheaper than $500 to have them just locate the corners and mark them, but that depends on the size of your lot.
